EssentiaLyfe brings people together — not only online, but face-to-face. We are committed to protecting the safety, privacy, and peace of mind of every homeowner and guest who uses our platform. This policy outlines the measures we have put in place to create a safe, reliable, and trustworthy community.

1. Identity Verification

We verify the identity of every client seeking to rent a property before a booking is confirmed. Our verification process includes:

  • Collection of a valid government-issued photo ID (e.g., passport, driver's license)
  • Cross-referencing provided identity documents against booking details
  • Screening against fraud and watchlist databases
  • For corporate or group bookings: verification of the responsible party and organization

We take the confidentiality of all identity documents seriously. Information collected is handled in accordance with our Privacy Policy and is never shared with third parties except as required to complete the booking or comply with applicable law.

2. Risk Monitoring & Booking Screening

Every confirmed booking is assigned a risk score based on a range of signals, including booking patterns, guest history, property type, and duration of stay. This allows us to:

  • Flag potentially suspicious bookings for additional review before confirmation
  • Detect and prevent unauthorized parties or events
  • Protect homeowners from high-risk rentals
  • Maintain the integrity of the platform for all users

Bookings that trigger elevated risk indicators may be subject to additional verification steps, security deposit requirements, or cancellation at EssentiaLyfe's discretion.

3. Rental Insurance & Property Protection

3.1 Standard Coverage

EssentiaLyfe arranges insurance coverage for every rental on its platform unless agreed upon otherwise. Our standard approach includes:

  • Property damage protection during the rental period
  • Liability coverage for incidents occurring on the property
  • Coverage verification prior to guest check-in

3.2 Guest Certificate of Insurance (COI)

For certain bookings — particularly event rentals, extended stays, or high-value properties — EssentiaLyfe may require the guest to provide their own Certificate of Insurance (COI) naming EssentiaLyfe and the property owner as additional insureds. In such cases:

  • The guest's COI must meet minimum coverage thresholds specified by EssentiaLyfe
  • The COI must be submitted and approved before the booking is confirmed
  • EssentiaLyfe reserves the right to decline a booking if the COI does not meet requirements

3.3 Security Deposits

A refundable security deposit may be required at the time of booking. Deposits are held and released according to the terms outlined in the Rental Agreement. Deductions may be made for verified damages, unauthorized use, or policy violations.

4. Safe Payments

All payments are processed through secure, encrypted payment channels. EssentiaLyfe does not accept cash payments or wire transfers outside of our platform. Our payment protections include:

  • PCI-DSS compliant payment processing
  • Fraud monitoring on all transactions
  • Secure holding of funds until check-in is confirmed
  • Clear refund and dispute resolution processes
⚠️ Warning: Fraud PreventionEssentiaLyfe will never ask you to send payment via wire transfer, ACH, Zelle, Venmo, PayPal or cryptocurrency outside of our official platform.

5. House Rules & Guest Conduct

All guests are required to agree to and comply with EssentiaLyfe's Community Standards and property-specific house rules. Violations may result in:

  • Immediate termination of the rental without refund
  • Forfeiture of the security deposit
  • Removal from the EssentiaLyfe platform
  • Reporting to law enforcement where applicable

Common prohibited activities include unauthorized parties or events, exceeding the maximum occupancy, smoking in non-designated areas, bringing unauthorized pets, and causing property damage.

6. Reporting a Safety Concern

We take all safety concerns seriously. If you experience or witness a safety issue — before, during, or after a stay — please contact us immediately:

All reports are reviewed promptly. We may follow up to gather additional information and will take appropriate action, which may include contacting law enforcement, suspending accounts, or facilitating a refund or relocation.

7. Dispute Resolution

In the event of a dispute between a homeowner and a guest, EssentiaLyfe will facilitate a fair review process:

  • Both parties will be given an opportunity to provide documentation and evidence
  • EssentiaLyfe's Trust & Safety team will review all submissions within 5 business days
  • A determination will be communicated to both parties in writing
  • Decisions regarding security deposit deductions are final unless appealed within 7 days

8. Homeowner Protections

EssentiaLyfe is committed to protecting our homeowners and property partners. In addition to the measures above, we offer:

  • Pre-booking screening of all prospective guests
  • Coordination of required insurance documentation
  • Support in the event of property damage or lease violations
  • Dedicated account management for premium property partners

9. Privacy & Data Security

We collect and store personal information only as necessary to operate our platform safely. Your data is protected using industry-standard encryption and access controls. 10. Updates to This Policy

EssentiaLyfe may update this Trust & Safety Policy from time to time to reflect changes in our practices, legal requirements, or platform features. The effective date at the top of this document will reflect the most recent revision. Continued use of the platform following an update constitutes acceptance of the revised policy.
