Property Manager & Listing Analyst
Role Purpose
The Property Manager & Analyst is a high-impact, dual-function role at the core of EssentiaLyfe’s operations. This individual is responsible for two interconnected missions: deeply understanding every property EssentiaLyfe represents — its physical character, revenue potential, and market positioning — and managing it to peak performance on an ongoing basis. On the analytical side, this role evaluates properties across all revenue channels (nightly STR, monthly leasing, events, and film/production), develops data-backed listing strategies, and models blended revenue scenarios to maximize each asset’s earning potential. On the operational side, this role serves as the primary liaison between homeowners, guests, vendors, and internal teams — ensuring properties are maintained to luxury standards and every stakeholder experience reflects the EssentiaLyfe brand. The ideal candidate combines sharp analytical instincts with refined hospitality sensibility, and thrives at the intersection of real estate strategy and hands-on property management.

Key Responsibilities
Property Analysis & Revenue Strategy
- Assess each property’s fair market rental value across four revenue channels: Nightly STR, Monthly lease, Event rental, and Film/production use
- Model blended revenue scenarios and recommend optimal pricing and channel mix per property
- Benchmark comparable properties on different marketplace websites, and direct lease markets
- Identify revenue uplift opportunities based on property features, location, seasonal demand, and competitive set
- Provide ongoing market intelligence to inform portfolio pricing adjustments and acquisition strategy
- Report on analysis progress, listing quality benchmarks, and revenue performance to leadership
Property Assessment & Walkthrough
- Conduct thorough in-person property walkthroughs — or remote video assessments — to evaluate layout, condition, capacity, and aesthetic quality
- Determine guest and event capacity across indoor and outdoor spaces, accounting for code compliance, flow, and practical constraints
- Assess architectural character, interior design narrative, and property style to inform marketing positioning
- Identify staging opportunities, design improvements, and amenity gaps that affect revenue potential
- Evaluate the behavioral profile and communication style of prospective homeowners to assess cultural alignment and long-term fit
- Identify each property owner’s long-term objectives and surface additional portfolio properties that may represent expansion opportunities
- Deliver professional walkthrough presentations to homeowners to align on listing strategy, standards, and expectations
Listing Development & Content Strategy
- Write compelling, high-converting property descriptions tailored to each use case (STR, event, film/production)
- Define property categories, tags, and searchability attributes for each platform
- Develop property-specific talking points and positioning narratives for sales and marketing use
- Coordinate with photography, graphics, and marketing teams to ensure visual assets reflect highest-value positioning
- Screen and verify property details to uphold EssentiaLyfe’s standards of transparency and accuracy
Property Operations & Management
- Serve as the primary day-to-day point of contact for all managed properties across every revenue channel
- Oversee property readiness, standards compliance, and presentation quality for STR, monthly lease, event, and film/production bookings
- Oversee key management, access control, and security protocols across the portfolio
Homeowner Relations , Event & Production Suitability
- Evaluate suitability for event types (corporate, social, cultural, editorial, brand activations) and production use (film, TV, photography)
- Assess logistical factors including parking, load-in access, power capacity, noise considerations, and permitting requirements
- Develop event capacity guidelines and production-specific use parameters for each property
- Brief clients and production teams on property use parameters, site logistics, and applicable restrictions
- Build and maintain trusted, long-term relationships with homeowners as their initial primary point of contact within EssentiaLyfe
- Advise homeowners on staging improvements, amenity upgrades, and enhancements that drive revenue uplift across all channels
- Partner with the CEO, Homeowner Onboarding, and Operations teams to complete property onboarding within defined timelines
- Input all property data, analysis, listing content, and operational records into EssentiaLyfe’s CRM/PMS platform with precision
- Maintain an active property pipeline — tracking onboarding milestones and ensuring no listing opportunity falls through
- Ensure properties comply with local STR regulations, event permitting requirements, HOA rules, and insurance guidelines
- Uphold EssentiaLyfe’s values of integrity, discretion, and excellence in every homeowner, guest, and vendor interaction
Skills & Competencies
- Outstanding written and verbal communication skills — able to craft luxury-tier property copy and manage all stakeholder relationships with clarity
- Exceptional spatial and aesthetic sensibility — evaluates interior design, architectural style, and property condition with a discerning eye
- Strong analytical mindset — proficient in pricing analysis, comparative market analysis (CMA), and blended revenue modeling
- Excellent organizational and project management abilities — capable of managing multiple properties and onboardings simultaneously
- High emotional intelligence — manages complex homeowner, guest, and vendor situations with patience, professionalism, and composure
- Business acumen — understands and navigates dynamic luxury real estate environments, identifying risks and revenue opportunities
- Customer-centric orientation — committed to delivering a five-star experience to every stakeholder at every touchpoint
- Proficient in Microsoft Office Suite; experience with CRM, PMS, or STR platform tools a strong plus
- High degree of initiative and entrepreneurial spirit — proactive, solutions-oriented, and energized by building processes
Qualification & Experience
Required
- 5+ years of combined experience in property management, real estate, hospitality, or a closely related field
- Demonstrated ability to assess and manage residential or luxury properties across multiple use cases
- Proficiency in pricing analysis, comparative market analysis, and revenue modeling
- Exceptional written communication skills; ability to produce polished, luxury-caliber property copy
- Comfortable with occasional cold calling and door knocking
- High attention to detail and structured approach to data entry, documentation, and pipeline management
- Comfort working independently and managing multiple property onboardings and active properties simultaneously
- Valid California driver’s license and reliable transportation for property visits across the LA metro area
- Active LinkedIn profile required
Strongly Preferred
- Bachelor's degree in Business, Real Estate, Hospitality, Psychology, Architecture, or a related field; Master's degree a plus
- California Real Estate License (active or inactive) a strong plus
- Background in interior design, architecture, or property staging
- Experience with STR platforms (Airbnb, VRBO, Guesty, Hostaway, etc.)
- Familiarity with LA's luxury real estate submarkets: Beverly Hills, Bel Air, Malibu, Hollywood Hills, Brentwood
- Knowledge of event production logistics, film/TV location requirements, or LA permitting processes
- Experience with CRM or property management software
- Proven track record of success in a high-energy, fast-paced environment with multiple competing priorities
