1. Is the security deposit refundable?
Yes, all security deposits are 100% refundable upon checkout after inspection. Should the inspection reveal that the terms & conditions were violated during the rental period or damages were incurred to the property, the deposit will be used to cover those costs.
2. What is the cancellation and refund policy? NEW
Cancellation policies vary by property and booking type. Your booking agent will confirm the applicable policy before you complete your reservation.
3. Is there a minimum stay requirement? NEW
Minimum stay requirements vary by property and season. Many of our luxury villas require a minimum of 2–3 nights, while some properties may require longer stays during peak periods. Your booking agent can confirm the requirements for any specific property.
4. How does the booking process work end-to-end? NEW
Once you inquire, a dedicated booking agent will contact you to understand your needs, curate a shortlist of properties, arrange viewings if desired, and guide you through the reservation and payment process from start to finish.
2 — DURING YOUR STAY
5. Can I have keyless check-in?
Most of our properties offer keyless entry via a unique access code generated for each new booking. Please note that the initial check-in is always conducted with a live agent to ensure a seamless arrival.
6. Are toiletries included with my reservation?
Yes. Every home is fully furnished and fully equipped and stocked with bath and hand towels, shampoo, conditioner, and body wash, as well as essential kitchen supplies.
7. Are pets allowed?
We welcome pets at the majority of our properties, with some exceptions. Please notify your booking agent before booking so we can match you with a home that suits your needs.
8. Can I film at the property?
Commercial filming of any kind requires a permit or prior written authorization from EssentiaLyfe. Personal, non-commercial filming is generally permitted. Please confirm with your booking agent before your stay.
9. What are your cleaning standards? NEW
Every property is professionally cleaned and fully disinfected between bookings by our certified cleaning crew. We maintain rigorous standards to ensure every guest arrives to an immaculate home.
3 — EVENTS & SERVICES
10. Can I host an event or celebration at the property?
Events and larger gatherings are permitted at select properties with prior approval. Many of our homes are dedicated event venues, while others are exclusively for private stays. Please discuss your plans with your booking agent before reserving.
11. Can I book valet or outside vendor services?
Yes — we offer access to a curated network of trusted vendors including valet services, photographers, caterers, DJs, party planners, designers, and security. To maintain the standards our property owners require, please coordinate all outside vendors through your booking agent in advance.
12. Do you have caterer, photographer, or event service partnerships?
Yes. We have established relationships with multiple vetted providers across photography, event planning, catering, DJ services, valet, and security. Contact our in-house event coordinators to arrange any of these services for your stay or event.
13. Can I request privacy or confidentiality arrangements? NEW
We understand that many of our clients value complete discretion. Please speak with your booking agent about privacy arrangements, and we will do our best to accommodate any specific requirements, including confidential bookings.

| Mansion | "Mansion" shall mean a substantial, high-end residential property distinguished by significant square footage, premium amenities, a private driveway, and an elevated standard of privacy and security, inclusive of landscaped outdoor areas. |
| Villa | "Villa" shall mean a large, upscale residential property typically featuring expansive indoor and outdoor spaces, situated in proximity to neighboring properties with limited privacy and security relative to more secluded property types. |
| Beach House / Bungalow | "Beach House/Bungalow" shall mean a residential or recreational structure situated in proximity to a beach or coastal waterway, used for private lodging, events, or filming purposes. |
| Cabin / Lake House | "Cabin/Lake House" shall mean a residential or recreational structure situated within a natural or waterfront setting, used for private lodging, events, or filming purposes. |
| Ranch / Barn | "Ranch/Barn" shall mean a rural or semi-rural property comprising open land and agricultural or rustic structures, accommodating animals or space designated for animal habitation, used for events, filming, or similar purposes. |
| House | "House" shall mean a standalone residential structure, typically single-story and of limited square footage, situated on its own parcel of land and used as a private dwelling. |
| Townhouse | "Townhouse" shall mean a multi-story residential unit sharing one or more walls with adjacent units, with its own private entrance and direct ground-floor access. |
| Condo / Penthouse | "Condo/Penthouse" shall mean a privately owned residential unit within a multi-unit building, with a Penthouse designating a unit occupying the uppermost floor or floors, typically featuring premium finishes, elevated views, twenty-four (24) hour front desk security, and concierge services. |
| Expo Hall | "Expo Hall" shall mean a large-format indoor space designated for exhibitions, trade shows, conventions, or similar large-scale events. |
| Banquet Hall | "Banquet Hall" shall mean a dedicated indoor venue designed for formal dining, receptions, ceremonies, amplified music, and large-scale social, corporate, or production gatherings. |
| Nightclub | "Nightclub" shall mean a commercial entertainment venue operating primarily during evening and nighttime hours, offering amplified music, high-occupancy capacity, dancing, and in-house beverage service to attendees. |
| Rooftop | "Rooftop" shall mean the uppermost accessible surface of a building or structure, typically offering expansive views, used for events, filming, or similar activities. |
| Restaurant | "Restaurant" shall mean a commercial establishment where food and beverages are prepared and served to guests, inclusive of the venue rental. No outside food or beverage vendors shall be permitted unless expressly authorized in writing. |
| Hotel Lobby | "Hotel Lobby" shall mean the main entrance and reception area of an upscale hotel or hospitality establishment, used for light general gathering, product display, or similar activities. |
| Warehouse | "Warehouse" shall mean a large commercial structure suitable for high-capacity occupancy, production use, and extended or late-night rental engagements. |
| Retail Store / Pop-Up | "Retail Store/Pop-Up" shall mean a commercial space, whether permanent or temporary, used for the display and sale of goods or services to consumers, typically situated within a high-traffic commercial corridor. |
| Land | "Land" shall mean an open, level parcel of real property used for events, filming, or similar purposes, with or without access to utilities. |

Events & Larger gatherings are permitted on property only with prior permission. Each stay with EssentiaLyfe is bound by the terms of the stayover. Many of our properties are event venues while some are exclusively for stayovers.
We welcome all pets to the majority of our homes along with some exceptions. Please notify your booking agent prior to booking to find the perfect accommodations.
Yes. Please notify your booking agent prior to booking any outside vendors as we have strict rules against using outside vendors in some of our properties. These rules are set by the owners to ensure a steady flow in and out of the house.
Most of our properties have keyless entry via a generated unique code for every new booking. Please note that the initial check-in is always with a live agent.
Filming of any kind for commercial use is prohibited unless there is a permit or prior authorization.
